Frequently Asked Questions

Varies on type of assignment and workload capacity but typically we are between two to three weeks. Rush jobs can be accommodated, but all information requested must be readily available and a fee surcharge will apply.
This depends on a number of different factors including: the type of asset being appraised, the complexity of the assignment and the availability of resources, however we offer very competitive fees.
A Letter of Opinion is not recognized by the Appraisal Institute of Canada, however we work with our clients to produce a report which satisfies theirs and the Appraisal Institute of Canada’s requirements.
We use Argue Enterprise software which is recognized by all Canadian institutional and pension fund clients, REITs and Chartered Banks.
We complete appraisals for standard uses including: Acquisition and Disposition, Mortgage Financing, Market and Rental Rate Studies and Appraisal Reviews, Insurance, Estate Planning and Power of Sale, Feasibility and Highest and Best Use Analysis, Pension Fund Reporting, Capital Gains. Some of the more complex appraisal we complete are for Expropriation and Partial Takings, Tax Assessment Appeals and Arbitration. We are also qualified as an expert witness before Arbitration Boards and the Ontario Superior Court of Justice.

Education

The University of British Columbia, Seneca College, Lakeland College and Langara College all have affiliations and classrooms offering courses with the Appraisal Institute of Canada. Program requirements include a candidates must hold a degree from an accredited university in order to attain use of AIC designations.

Candidate

Becoming a candidate requires completion of BUSI 330 and AIC 101 Introduction to the Appraisal Profession at minimum plus additional courses.

AACI

Accredited Appraiser Canadian Institute (AACI) designations require completion of the AIC Education Program and additional Professional Designation Requirements as noted below, plus a degree from an accredited university.
  • Dylan Osborne

    BA, AACI, P.App

     

    Dylan Osborne has worked with Wagner Andrews & Kovacs Ltd. since 2012. He is an Accredited Appraiser of the Canadian Institute with AACI and P.App Designations.

    Dylan’s appraisal experience includes investment portfolios, warehouse/manufacturing facilities, industrial malls, office complexes (including medical office), retail plazas and shopping centres. Consulting assignments include highest and best use studies, market rent analyses, and cash flow analyses. Dylan has expertise in Argus valuation software (Argus DCF and Argus Enterprise), and is involved in mentoring junior appraisers.

  • Alex Fraser

    BBA, AACI, P.App

     

    Alex joined Wagner, Andrews & Kovacs in 2009. He is an Accredited Appraiser of the Canadian Institute with AACI and P.App Designations.

    Alex has focused primarily on the appraisals of retail assets. This includes extensive experience in the appraisal of major investment properties including regional shopping centres and shopping malls conforming with IFRS standards. Involvement in portfolio appraisals for various companies. Experience in working with large REIT’s, management companies, private and institutional investors. In addition, Alex has done extensive work on retail properties located in secondary/tertiary markets within Ontario, including properties in Northern Ontario. Alex also has experience in preparing appraisal reports for potential arbitration/litigation proceedings with senior level appraisers.

  • Louie Tragianis

    AACI, P.App

     

    Louie joined Wagner, Andrews & Kovacs in 2001. He is an Accredited Appraiser of the Canadian Institute with AACI and P.App Designations.

    Louie has experience in appraising all major asset classes, including special use properties, industrial, office, retail, multi-residential and land for mortgage financing, acquisitions and due diligence purposes.

    AACI, P.App, MRICS

     

    Demetri Andros joined the firm in October 2017 as Associate Partner and Vice President and has over 20 years of real estate valuation and consulting experience. He is an Accredited Appraiser of the Canadian Institute and a Member of the Royal Institution of Chartered Surveyors with the AACI, P.App and MRICS Designations.

    Demetri has extensive experience in appraising all major asset classes, including industrial, office, retail, multi-residential and land for mortgage financing, fund and IFRS reporting, acquisitions and due diligence purposes.
